Subdivisions

Last modified: October 7, 2009 - 11:26 AM

The naming of street/roads constructed within new subdivisions is the responsibility of the developer.

To have street/road names approved for new subdivision, a New Road Name/s Application must be completed and submitted, at least 28 days prior to lodgement of final subdivision plans.

Application forms must be forwarded to Great Lakes Council, Engineering Services Division, PO Box 450, NSW, 2428.

Naming Requirements

Council's Street/Road Naming Policy and Procedure specifies a number of requirements, including, but not limited to, the following:
  1. All applications for the naming of streets and roads must be made in writing to the General Manager of Great Lakes Council;
  2. All applications must suggest three (3) new names and state reasons to support the requested name for each suggestion. If possible, the history of the name(s) proposed should be included with the application;
  3. All applications must be accompanied by an annotated GIS map and sufficient particulars to enable the road to be identified;
  4. The proposed name(s) should meet the Guidelines for the Naming of Roads published by the Geographical Names Board of NSW, as amended from time to time;
  5. The proposed name(s) should have a maximum length of nine letters (excluding the suffix);
  6. Euphony shall be considered when determining appropriateness of proposed name(s);
  7. Where appropriate, name continuity shall be maintained for streets and roads in the vicinity of and crossing boundaries between adjoining Council areas;
  8. The proposed name(s) must comply with the requirements of Council's Street/Road Naming Policy, therefore complying with the Guidelines for the Naming of Roads as published by the Geographical Names Board of NSW.
  9. Council will not approve any proposed road name that already exists within the same or another town within the Great Lakes Council area.  If you are unsure whether the road name that you wish to propose exists, please contact Council prior to forwarding your submission.
Prior to submitting an application, you are advised to refer to Council's Street/Road Naming Policy either by contacting Council on telephone 02 6591 7295, via email council@greatlakes.nsw.gov.au or by downloading the New Road Name/s Application form below which contains a copy of the Policy.

Advertising

The first appropriate suggested street/road name, that is not duplicated on the Great Lakes Council's Road Register, will be advertised by Council in the local newspaper for public comment. Members of the public are generally given a period of 2 weeks to submit objections to the proposed new street/road name.

No Objections
If no objections to the proposal are raised, the approved new street/road name will be advertised in the local newspaper, advertised in the NSW Government Gazette and added to Great Lakes Council's Road Register. Maps will then be updated to reflect the new street/road name.

Objections
Objections submitted by members of the public will be assessed by the Engineering Services Division. If the objections are found to be valid and the proposed street/road name is rejected, the next appropriate street/road name suggested by the applicant will advertised, following the same advertising procedure as above.

Advertising Costs

The cost of advertising the proposed and approved street/road names in the local newspaper will be borne by the applicant/developer (calculated on a per word basis). Thus, depending, for example, on the number of words needed to effectively describe the location of the said street/road, as well as the number of roads being named in any one application, these costs will vary. Additionally, if objections are lodged and an alternate name is proposed, there will be additional costs associated with any extra advertising. Therefore, to maintain equity, the additional disbursements associated with the naming of streets/roads will be charged at cost plus GST, by invoice.

Advertising costs must be paid prior to Council releasing the subdivision.

The costs associated with advertising new street/road names in the NSW Government Gazette will be borne by Great Lakes Council.

Street/Road Name Signs

The responsibility and costs associated with the purchase and installation of new street/road name signs will be borne by the developer.
