Building Approvals Team

The Building Approvals Team offers efficient and cost effective building approvals, building certification and building inspection services including:

  • Principal Certifying Authority (PCA)
  • Pre-lodgement development application or construction certificate meetings
  • The issue of Construction Certificates for all types and classes of buildings including:
    • New dwellings
    • Alterations/additions to dwellings
    • Swimming pools

  • Conducting mandatory Critical Stage inspections during the course of construction

Council's Building Certification Team can approve your Construction Certificate within 5-10 working days from its submission

To enable a 5-10 day turn around time please ensure:

  • All relevant information and documentation has been submitted.
  • The Construction Certificate application checklist has been completed as this will ensure all information has been submitted.
  • A pre-lodgement meeting can be arranged to assist in streamlining the construction certificate process.
  • All relevant development consent conditions have been satisfied i.e. conditions that require payment of fees, contributions; and the provision of documents or reports prior to the issue of the Construction Certificate

Council's Building Approvals Team can tailor its services to meet the demands of major projects. A member of the Team will be assigned to the project for its duration to assist with all your certification needs.

Sediment & Erosion Control on Construction Sites - Published: 25 Jun 2009
Soil erosion on building sites can be a major source of sediment pollution in our waterways. In fact, a single building block can lose four truckloads of soil in one storm. Washed from the sites into stormwater drains this sediment is eventually deposited in creeks, rivers and lakes in the area. Although a single block of land may seem a small part of the river catchment, the cumulative effect of polluted runoff from a number of building sites can have a dramatic impact on water quality.

What is an Occupation Certificate? - Published: 25 Jun 2009
An Occupation Certificate, issued under the Environmental Planning and Assessment Act 1979 allows a person to occupy and use a new building or change the use of an existing building. An Occupation Certificate must be issued by the Principal Certifying Authority on satisfactory completion of the development and verifies that the building is suitable to occupy or use in terms of the requirements of the Building Code of Australia and relevant Development Consent. more ..

When do I need a Building Certificate? - Published: 25 Jun 2009
A Building Certificate (also known as a s149B Certificate) is a certificate issued by Council under the Environmental Planning & Assessment Act 1979 or the Local Government Act 1993 stating it will not Order or take proceedings for an Order, to have the building (covered by the certificate) be demolished, altered, added to or rebuilt.  In addition, Council will not take proceedings in relation to any encroachment of the building onto land under the control of Council.  The certificate is valid for a period of seven (7) years.  more ..

Fire Safety Measures - Published: 25 Jun 2009
